Why a growing business ends up needing its own software.
It starts with a spreadsheet. Then a second one that has to match the first. Then a shared inbox, a group text with the crew, a CRM nobody updates, and a login for every lender. Somebody on the team becomes the person who knows where everything is, and the business runs on them remembering.
Off-the-shelf software is built for everyone, which means it is built for nobody in particular. You bend the business to fit it, pay per seat forever, and still keep the spreadsheet for the parts it does not do.
Think Development builds the thing that fits. We start by watching how the work happens today, build working screens around it, and hand you software you own, on accounts you control, with the code and the documentation to go with it.
What we build.
The common shapes. Most projects are one of these, or two of them talking to each other.
Customer and client portals
A private place where a customer or borrower uploads documents, signs what needs signing and sees where the job or file stands, instead of emailing PDFs to three people. The broker platform on this site is one of these.
Job and pipeline trackers
Every lead, quote, job, order or closing in one view, with the next action and who owns it. Built around how your team actually works, not around a CRM template you had to bend.
Field apps for trades
Scheduling, job notes, photos, draw requests and invoices from the phone in the truck. Office sees it the moment it happens. No paper comes back at the end of the week.
Member and account portals
Customers see invoices, schedules and history without calling. Tenants, members and clients pay, report and sign without calling. Your team stops being the phone line between them.
Back-office tools
The spreadsheet that runs the business, turned into something that checks its own math, remembers who changed what and does not break when one person is out.
Integrations
Your accounting, your e-signature, your lender portals, your bank feed, talking to each other, so the same number is not typed into four places.
Built by the same team
The platform on this site is the portfolio.
Think Premier LOS, the broker platform behind Think Realty, was built by Think Development: a ten-slot document board with a private upload link for borrowers, rule-based and AI checks on every file, a verification desk, indicative term sheets, lender-ready packets, a pricing engine across every lender in the network, a CRM for Think and a private one for every agency, with two-factor sign-in and a record of every view and change.
We do not publish client work or name clients. If your project looks like any part of that, ask and we will walk you through how it was built.
How a project goes.
- 1
Scope
We sit with the people who do the work and watch how it happens today. The result is a short written scope: what the software does, what it does not, and a fixed price. No hourly meter.
- 2
A working version early
Within days you are clicking through real screens with your own data in them, not reading a specification. What is wrong gets fixed while you watch.
- 3
Build in the open
You see progress as it happens, on a live link, and your team starts using pieces before the whole thing is finished. There is no reveal at the end.
- 4
Launch and hand over
It goes live on accounts you own. You get the code, the documentation and a walkthrough. If you want us to keep running it, that is a separate, plain agreement you can end any time.
Questions people ask first.
What does it cost?
It depends on what it has to do. Scoping comes first, and ends with a fixed price in writing. We do not bill by the hour, so the price does not drift as the project goes on.
Who owns the software?
You do. The code, the accounts it runs on, the data in it. If you leave, it goes with you, and another developer can pick it up because it is written plainly and documented.
How is this different from buying software off the shelf?
Off-the-shelf software is built for everyone, so you bend your business to fit it and pay per seat forever. Custom software is built for the way your business already works. Sometimes off the shelf is the right answer, and when it is we say so during scoping.
Do you build mobile apps?
Yes. Most of what we build runs in the browser on any phone with nothing to install, because that is what a borrower or a tenant will actually use. When a true app store app is the right tool, such as a field app that works without signal, we build that.
What have you built?
The broker platform behind this site: document boards, verification, term sheets, lender packets, a CRM and a pricing engine. We do not publish client work or name clients. Ask and we will walk you through what is relevant to your project.
What about security?
Every system we build has sign-in with a second factor for staff, private storage for documents, a record of every view and change, and the least access each person needs to do their job. We write it down so your bank, your lenders and your auditor can read it.
Tell us about the project.
Describe the problem in your own words. We reply within one business day with questions, or with a first take on how we would build it and roughly what it involves.
