Bring the deal. We build the file.
Think Premier LOS is a platform for brokers placing business-purpose investment loans: fix and flip, ground-up, bridge, rental and commercial. Your borrower fills the board, we check it, and the package reaches lenders complete.

Indicative term sheet ready. Lender terms, Think letterhead.
One board. Every document has a place.
Each required document has its own slot with a plain status: empty, uploaded, checking, needs a fix, or verified. Submission stays locked until every required slot is verified.
The result is fewer back-and-forth emails, fewer surprises in underwriting, and a file a lender is glad to open.
From application to closing.
Six steps, and you are only doing the first three.
Apply and get approved
Create your agency, upload your ID, entity papers, EIN letter and any license or NMLS paperwork, and add your payout details. Our team reviews every application by hand and confirms your bank details by phone before anything is used.
Start a deal
Enter the property, the loan type and the amount. The file opens with its ten-slot document board and a deal number you can quote to your borrower.
Send your borrower a private link
Your borrower uploads straight to the board. The link is private to that deal, expires, and you can shut it off at any time.
We check the file
Rules catch the obvious problems first, such as an expired ID or missing pages. AI reads what is left. A person on the desk verifies each slot before it counts.
Show likely terms
You get an indicative term sheet your borrower can read. It shows the terms and keeps the lender out of it, and it is clear that it is not a commitment to lend.
Submit and track to closing
The completed packet goes to lenders from us. You see the status of every file and exactly what is holding it up, through closing.
What goes on the board.
Lender requirements vary by deal. These are the core documents most private lenders ask for.

Roles that match a real brokerage
Owners and admins run the account. Managers see every deal in the agency. Employees see only their own files. Access is enforced in the database, not just on the screen.
Private by default
Documents live in private storage and open only through short-lived, authorized links. Staff roles sign in with a second factor.
A record of everything
Every upload, view, status change and approval is written to a tamper-evident log. Payout details are encrypted, and any change is verified by phone and held before it can be used.
Support without snooping
Our platform team sees operating totals, not your borrowers. Opening a deal to fix a problem needs a written reason, expires on its own, and shows up in your log.
Behind the desk.
The deal desk is led by Scott Ward: more than 27 years in lending, over $1.5 billion funded and originated, and a seat on the AAPL Education Committee.
Questions brokers ask first.
What does it cost?
It is free to use. Think earns a platform fee when a loan you submit through the platform funds. The fee terms are in the partnership agreement, and you read and accept it before your account is approved. There is no charge for applying, uploading files or running deals that do not close.
Who is the broker of record?
You are. Your agency stays the broker on every deal. Think provides the platform, the deal desk and the lender relationships behind it.
Do I need a license?
That depends on the state and on how the deal is structured. We open states one at a time after review, and in states that require a license the platform asks for yours and checks it before you can start a deal there. This is not legal advice, so confirm your own requirements with counsel.
Which loans does it handle?
Business-purpose investment loans only: fix and flip, ground-up, bridge, rental and DSCR, and commercial. It is not built for owner-occupied or consumer loans.
Who can see my borrowers’ documents?
You and the people you give access to, and the verification desk working the file. Files sit in private storage and are never public. Every view and change is recorded, and our platform team cannot open a deal without a time-limited, logged request.
Can I add my team?
Yes. An owner or admin invites people as managers or employees. Managers see every deal in your agency. Employees see only their own.
Business-purpose loans only. Term sheets are indicative, not a commitment to lend, and are subject to lender underwriting and approval. Think does not originate owner-occupied consumer loans. Availability varies by state.
