Files that arrive complete.

Think brokers submit loan packets that have been checked by rules, read by software and verified by a person before you ever see them. You read deals that fit your box, and only those.

What is in a Think packet.

Ten documents. Every one verified before the packet is sent.

  • Deal one-sheet with a short narrative and the numbers
  • Purchase contract or the closing document being refinanced
  • Government ID, front and back, read and matched to the entity
  • Two months of bank statements, every page, with the balance checked against the deal
  • REO schedule for the last three years, so experience claims are backed up
  • Rehab or construction budget, with contractor bids compared to it
  • Signed loan application
  • Signed credit and background authorization
  • Entity papers and operating agreement, with the signer confirmed as an owner
  • EIN letter and entity bank details

How a file is checked before it reaches you.

  • Rules first

Expired IDs, missing pages, a budget that does not add up, a contract in a different name. The obvious problems are caught before a person spends time on the file.

  • Then a reader

Each document is read for what it says: the owner on the operating agreement, the balance on the statement, the bids against the budget. Mismatches are flagged, not guessed at.

  • Then a person

A member of the Think desk verifies every slot before it counts. A packet reaches you complete or it does not reach you.

  • Priced against your box

Your guidelines live in the platform. A file is only placed with you when it fits your states, products, leverage and credit floor, so you are not reading deals you would never do.

What lenders ask.

How do files arrive?

However you want them: by email to a submission address, through your portal, or a call first on anything unusual. You set this when you join and can change it any time.

Do brokers or borrowers see our name?

No. Terms are presented to the borrower in Think’s name, and the broker sees the terms, not the lender. Your relationship with Think stays between us unless you choose otherwise at closing.

What does it cost?

Nothing to join and nothing per file. Think earns a platform fee on loans that fund, set out in the lender agreement you sign before any file reaches you. There is no charge on files that do not close.

Who are the brokers?

Agencies that applied, uploaded their ID, entity papers and any license their state requires, and were approved by hand. Every broker stays the broker of record on their own deals.

Can we set our own rules?

Yes. States, products, minimum and maximum loan, leverage, credit floor, property types, and anything else you underwrite on. Files that do not fit are never sent to you.

Ask about receiving packets.

Tell us where you lend and what you lend on. We reply within one business day with how submissions work and the lender agreement.

We do not publish lender names, to brokers, borrowers or anyone else.
